A huge wave of relief and joyous celebration has been felt and expressed by the residents of Phillipburg, New Jersey.

A special "Thank You" goes out to Michael Perrucci, 100% owner of of Peron Construciton, LLC.  Peron Construction owns the 32 acres of land which he seems to agree should be Open Space.

Additinally, a "Thank You" goes out to the Town of Phillipsburg for moving this Open Space plan forward.  

The Town of Phillipsburg designated in the 2013 Master Plan Revision Report that this 32 acres of land should be something that would complement the nearby residential community.  The acceptable zoning was Riverside Residential, Riverside Commercial or Riverside Recreational (aka Open Space).  It is great to see Michael Perrucci and the town moving back in the diection of something what would be beneficial to the residents of Phillipsburg.

Some perspective regarding the area the town indicates has  "finalized terms with Peron Construction, LLC" and is destined to become Open Space can be seen below:

The map above is for referene related to the documentation below.  The three color bounded areas in the map refer to:

  • Green - The section bounded by green is currently zoned residental area in the Flats of Phillipsburg.  In the 2013 Master Plan Reexamination Report, this section is also referred to as the old residential area.  This consist of residential development between South Main Street and Cheery Alley/Mercer Street.
  • Red - The section bounded by red is currently zoned light industrial area in the Flats of Phillipsburg.  This was a residential area until 1961, at which time it was demolished and this strip was changed to light industrial. The 2013 Master Plan Reexamination Report recommends rezoning this property to somethng that will better compliment the existing and new residential area.
  • Blue - The section bounded by blue is the area know as the Peron Howard Street Property.  This is the property which the Town of Phillipsburg has finalized an agreement with Peron Construction, LLC to make open space.  Note, this property is the last 32 acres of undeveloped property along the Delaware River, next to an overburdened community (the New Jersey Department of Environmental Protection has designated the neighborhood bounded by green as being overburdend by the components of race and income).
